JOB GOAL

Responsible for performing master level work in the Heating, Ventilation, and Air Conditioning (HVAC) trade involving diagnosis and repair of chillers, pneumatics, electric motors, pumps, cooling towers, and other equipment, while ensuring that work is completed in accordance with specifications and accepted standards and procedures.

ESSENTIAL DUTIES & RESPONSIBILITIES

The following statements are intended to describe the general nature and level of work being performed by individuals assigned to this position. These statements are not intended to be construed as an exhaustive list of all duties and responsibilities required of those in this position.
  1. Plan, schedule, and complete basic diagnostics, installations, inspections, service repairs, and maintenance work on all types of chiller and HVAC systems, including pneumatic and electronic, electric, and Direct Digital Control (DDC) HVAC system controls.
  2. Conduct preventative and emergency maintenance inspections of various types and brands of HVAC equipment assigned to all work centers and make necessary adjustments or repairs.
  3. Examine systems to verify compliance with plans and specifications, identify maintenance risks, and detect malfunctions in component parts and equipment during inspections.
  4. Apply a broad knowledge of methods, materials, tools, and standard practices of the HVAC trade, occupational hazards and safety precautions, and operating and repair characteristics of a wide variety of equipment.
  5. Review and analyze building system designs, as-built blueprints, HVAC systems diagrams, technical specifications, and system configurations to ensure work is being completed according to standards.
  6. Repair, replace, and remove large motors and other related equipment as needed to ensure proper working order of HVAC and chiller systems.
  7. Operate a variety of hand and power tools and maintain equipment in effective and safe working conditions, including ensuring an appropriate stock of supply inventory.
  8. Order appropriate materials, components, and equipment necessary for efficient system operations and ensure all appropriate documentation and budgeting is maintained in accordance with District standards.
  9. Ensure work orders are completed accurately and efficiently while meeting established deadlines and maintain required work order documentation.
  10. Maintain work areas in a clean, orderly fashion and be cognizant of occupational hazards, safety precautions, and safe storing and disposing of waste materials according to the regulatory requirements of Occupational Safety and Health Act (OSHA) and the Environmental Protection Agency (EPA).
  11. Supervise and assist maintenance staff in performing emergency repairs promptly and efficiently.
  12. Learn and uphold skills necessary to safely operate tools, diagnostic equipment, and repair equipment.
  13. Immediately report any known unsafe or hazardous mechanical condition that exists on any equipment to the supervisor(s).
  14. Work beyond normal hours as needed to support emergency or high priority work, as directed by supervisor(s).
  15. Perform other duties as assigned.

KNOWLEDGE, SKILLS & ABILITIES

  • Knowledge of the HVAC trade, chiller operations, tools, and repair equipment
  • Ability to test and run diagnostic screenings on equipment and make necessary repairs or recommendations
  • Ability to communicate effectively with a variety of audiences, orally and in writing, including electronic media
  • Excellent time management skills and ability to organize, prioritize, and manage work assignments in an efficient manner and within established timeframes
  • Operating knowledge of computer programs, including email, word processing, spreadsheets, databases, and web-based technologies and platforms
  • Ability to establish and maintain collaborative working relationships with all stakeholders
  • New hires must meet physical requirements of Post Offer Employment Testing (POET); current qualified employees are not required to have this screening

EDUCATION, TRAINING & EXPERIENCE

  • High School Diploma or General Education Degree (GED) from an accredited institution
  • Minimum of eight years’ experience in the HVAC trade as a service/maintenance technician or under an apprenticeship/vocational training program with hands-on chiller repair, service, and maintenance experience
  • Eight years’ experience with automated system controls
  • OR
  • Any equivalent combination of education and experience which provides the required knowledge, skills, and abilities to perform the essential duties and responsibilities of the position.

CERTIFICATES, LICENSES & REGISTRATIONS

  • Valid and current EPA approved Universal Type Refrigerant Recovery Certificate
  • Valid and current Florida Driver’s license
  • Must maintain a driving record that meets the standards of the District Safe Driver Plan. Driver’s license must be maintained as a condition of continued employment.

PREFERRED QUALIFICATIONS

  • Associate degree from an accredited institution in the field of Heating, Ventilation, and Air Conditioning/Refrigeration (HVACR), or related field
  • OR
  • Completion of a two-year trade school program in air conditioning and refrigeration, or equivalent program
  • Ten years’ experience diagnosing and repairing HVAC systems with a focus on chillers, large pumps, motors, and variable frequency drives (VFDs)

PHYSICAL REQUIREMENTS

Heavy Work: Exerting up to 100 pounds of force occasionally, and/or up to 50 pounds of force frequently, and/or up to 20 pounds of force constantly to move objects.

While performing the duties of this job, the employee is required to stand, walk, sit, use hands to finger, handle, or feel, reach with hands and arms, stoop, kneel, crouch, crawl, talk, and hear. The employee occasionally lifts and/or moves up to 100 pounds. Specific vision ability required by this job includes close vision, distance vision, and the ability to adjust focus.

WORKING CONDITIONS

Indoors and Outdoors: The worker is subject to both environmental conditions. Activities occur inside and outside.
Cold: The worker is subject to extreme cold. Temperatures are below 32 degrees for periods of more than one hour.
Heat: The worker is subject to extreme heat. Temperatures are above 100 degrees for periods of more than one hour.
Noise: The worker is subject to noise. There is sufficient noise to cause the worker to shout in order to be heard above the ambient noise level.
Vibration: The worker is subject to vibration. There is exposure to oscillating movements of the extremities or whole body.
Hazards: The worker is subject to hazards. This includes a variety of physical conditions, such as proximity to moving mechanical parts, electrical current, working on scaffolding and high places and exposure to high heat or chemicals.
Atmospheric Conditions: The worker is subject to atmospheric conditions. One or more of the following conditions affect the respiratory systems or the skin: fumes, odors, mists, gases or poor ventilation.
Oils: The worker is subject to oils. There is air and/or skin exposure to oils and other cutting fluids.

MACHINES, TOOLS, EQUIPMENT

  • All brands of Chiller HVAC Control systems including, but not limited to, Allerton, KMC, Johnson, Honeywell, Trane Tracer, Carrier, and Delta.
  • All associated HVAC equipment and tools.
  • General office equipment, including personal computers, fax machines, copiers, telephones, etc.

TERMS OF EMPLOYMENT

Salary and benefits shall be paid consistent with the District’s approved compensation plan. Length of the work year and hours of employment shall be established by the District.

Performance of the job will be evaluated in accordance with provisions of the School Board’s policy on evaluation of personnel.
